Why Orlando’s real estate market is like Ironman competitors

Triathlete running out of the water

Have you seen the amazing athletes who line up for the grueling Ironman contests, ready to swim 2.4-miles, cycle 112-miles and then run a marathon – all without a break? You might have even watched them in action at the Ironman contest at Haines City, Central Florida that takes place each April.

They are in the peak of fitness, strong and agile and are prepared to conquer whatever lies ahead. Well, that’s the description leading commentators are applying to sales volumes at present in Orlando’s thriving property market.

In fact, sales in the core markets of Orange County and Seminole County have risen more than 21% year-on-year in June to a record 3,435, according to the latest Orlando Regional Realtor Association figures.

Median property prices are up, too, by around 8% year-on-year in the year to June 2015. Interestingly, sales prices are close to asking prices at 97%, the smallest difference in years, indicating a healthy demand from buyers.

The message from association President Sharon Voss is that thanks to almost four years of straight monthly rises in median real estate values, homebuyers know the market is secure and healthy and they are keen to invest during the peak summer season.

Top Central Florida developer and agent, the Feltrim Group, which has just launched the new, luxury lakeside development, Balmoral at Water’s Edge, says investor demand is strong from not only US buyers but overseas buyers, too.

Chief Executive Officer, Garrett Kenny, says, “The appeal and strength of the Florida real estate market is recognised by buyers from around the world, who are keen to take advantage of steadily rising prices, which is reflected in the surging volumes.

“Investors know that Orlando is the most popular visitor destination in the United States, ahead of New York City, so the potential is there for those who want to rent out their property and generate extra revenue.

“Holiday Home owners choose to buy in Central Florida for our world-class Disney, Universal and Legoland theme parks, top attractions, sunny weather, championship golf courses, must-see sports, top-class restaurants and shops and more.

“We only launched Balmoral at Water’s Edge a few weeks ago and already we have had overseas buyer inquiries from China, the UK, Canada and South America.”

Balmoral at Water’s Edge is a top-class waterfront development of three to eight-bedroom vacation and residential homes. The luxury, gated project includes a top-class resort-style pool with clubhouse, mini water park, lakeside beach, gym and spa, gourmet kitchen and restaurant and more.
